Steps To Buying A Home, What To Do First
Searching for a home on the Internet or with a real estate agent can be either a frustrating or exciting experience.
Here are some tips to help make shopping for a home a positive experience.
1. First and most important.....Choose the right Realtor! ~We enjoy helping clients find Great home at the best price. It’s important to identify any Roadblocks and discuss them in advance as opposed to finding the perfect home and losing it because you didn’t have the time or resources to solve the problem. The roadblock could be credit scores, lack of sufficient cash, a lease, your job, etc., and most of these problems are solvable if you have enough time. Most of them are more like “bumps in the road” than barriers, and a competent real estate agent knows how to work most of them out.
2. See A Loan Originator about getting a Pre-Approval. ~Being pre-approved for a loan eliminates 90% of the frustration and fear associated with shopping for a home to buy, it gives you a strong foundation and defines your Price Range. The pre-approval process is quick and easy, and it makes it possible for you to focus on the properties that fit within your realm of possibilities. One of the hardest things some buyers have dealt with is finding a home they fall in love with and then find out the home is out of their Approval range or they can't get approved for the loan. After you’ve chosen your Realtor, being pre-approved for a loan is the first step towards buying a home.
3. Choose a Location & Make A List of Your Top Priorities You Want In Your New Home. ~There are many factors that go into this choice, including commute time, schools, friends, safety, and more. Choosing the right location or area can take more time and research than finding the right home. Once you know your price range and have chosen a location, finding the right home is much more exciting and doable. Just keep in mind that depending on your price range you may not be able to have Everything that is on your list but we will try!
4. We can email you links to Homes with Photos and Details. ~After You review the listings you choose Your Favorite Homes that you want to View In Person. We can set up appointments to view them. Chances are one of these will be a Great home for you but of course if after we see these you are not satisfied we can continue looking for you so we are sure to find a Home that you Love.
5. Make An Offer ~Once You know we have found the right home for you, It's time to write an offer. What is the right offer? We can advise on the Details, potential outcome and Acceptance.
6. Get An Inspection ~Once the contract is accepted you will have the opportunity to have a home inspection and termite inspections performed. If necessary a repair request can be written asking the seller to make necessary repairs found during the inspection.
7. Your Lender Orders An Appraisal ~To verify the Home is valued at or above the purchase price. If you are not using a lender or if paying cash You will have the option to order an Appraisal. Once the appraisal is completed and the loan is underwritten you are ready to close on your New Home! ~ A home is something to enjoy daily, a place to relax, a place to grow and I love being able to say we helped our clients on their journey to a better life.
